Private Money Loans
About 80% of our deals we fund with private money. It allows us to move quickly on a deal without the length of time it takes for a bank to process a loan. Additionally banks tend to prefer longer term loans, where as most of these projects are 12-24 months. These are all solid deals that we only open up to our investors. We will occasionally send out an email with a deal we are raising money for. You will get to choose whether or not you want to lend on the deal. Of course you can always reach out to learn more about the deal and speak to Kahea or our team lead directly.
Minimum Loan amount: $50k
We use private money to buy:
Vacant land to build homes on
House Flips
Commercial property
Development projects
Apartment Complexes
Your money is secure:
All our deals are vetted, and carefully analyzed before bringing to any private money lender.
Loan to Value is usually around 60% and never exceeds 75%
Your loan is secured against the property
You are given access to all documents needed to feel comfortable with the deal
You are allowed to walk the property anytime during the deal
