About 80% of our deals we fund with private money. It allows us to move quickly on a deal without the length of time it takes for a bank to process a loan. Additionally banks tend to prefer longer term loans, where as most of these projects are 12-24 months. These are all solid deals that we only open up to our investors. We will occasionally send out an email with a deal we are raising money for. You will get to choose whether or not you want to lend on the deal. Loan to Value is usually around 60% and never exceeds 75%
